Wir haben die von der Freiburger Stadtbau veranstaltete Konzeptvergabe um die Adlerstraße 2 für uns entschieden.
Damit gehören die beiden Häuser der A2 bald denen, die drin wohnen und agieren. Zukünftig werden beide Häuser als Projekt im Mietshäuser Syndikat von uns Nutzenden selbstverwaltet.

Die Adlerstr. 2 im Stadtteil „Im Grün“ im Freiburger Altstadtring zwischen Hbf und UB besteht aus einem dreistöckigen Haupthaus an der Ecke Belfortstraße, sowie einem zweistöckigen Nebengebäude, in dem seit über 20 Jahren das stadtbekannte soziokulturelle Ladenprojekt KYOSK

untergebracht ist.

Mit dem jahrelangen heruntergekommenen Zustand der Häuser soll jetzt Schluss sein.

Eine zwei+x-geschossige Überbauung des Nebengebäudes (KYOSK) schafft neuen, bezahlbaren Wohnraum. Der gesamte Wohnraum im Projekt liegt 40% unter der ortsüblichen Vergleichsmiete und steht den unteren Einkommensgruppen offen. Das Eckhaus wird mit Augenmerk auf Ökologie und Energieeffizienz saniert werden. Im Erdgeschoss des Eckhauses finden weitere sozialgewinnorientierte Projekte Platz.

Adlerstrasse 2 in the “Im Grün" district in Freiburg's city centre consists of a three-storey residential building on the corner of Belfortstrasse and the well-known two-storey building next door, which has housed the KYOSK socio-cultural shop project for more than 20 years.

The houses, built shortly before 1900, have belonged to Freiburger Stadtbau for the last one and a half decades. We are the Adlerstrasse 2 house association and have won the concept award for Adlerstrasse 2 organised by Freiburger Stadtbau. This means that the two A2 houses will soon belong to those who live and work in them. In the future, both houses will be self-managed by us as a project in the Mietshäuser Syndikat.

A two+X-storey superstructure of the adjacent building (KYOSK) will create new, affordable living space. All the housing in the project is 40% below the local comparative rent and is open to the lower income groups. The corner building will be renovated with a focus on ecology and energy efficiency. The ground floor of the corner building will accommodate other social profit-oriented projects.

Nach dem (Syndikatsmodell) wird eine nicht gewinnorientierte Haus GmbH Eigentümerin der Häuser werden, welche der Hausverein bewirtschaft. Das Statut des Hausvereins und das des Mietshäuser Syndikats im Gesamten sollen auf ewig eine nicht gewinnorientierte Ausrichtung und eine Unverkäuflichkeit der Immobilie garantieren. Anstatt von Eigenkapital wird der Eigenanteil für die Bankkredite mit sogenannten Direktkrediten von Privatpersonen gebracht.

According to the (syndicate model), a not-for-profit limited liability company (Haus GmbH) will become the owner of the houses managed by the housing association. The statutes of the house association and the tenement house syndicate as a whole are intended to guarantee a non-profit orientation and a non-saleability of the property in perpetuity. Instead of equity capital, the own contribution for the bank loans is provided by so-called direct loans from private individuals.
